Frankfurt am Main is located in the German State of Hessen (the actual capital of this State is Wiesbaden) along the banks of the River Main in the western center of the country, and it is the fifth-largest city (approximately 660,000 inhabitants) in the nation of Germany. Frankfurt is Germany's primary financial center and many domestic and international financial service companies maintain operations in the city. Deutsche Bank, Dresdner Bank, Commerzbank, DZ Bank, DekaBank, Frankfurter Sparkasse (savings bank), and the Landesbank Hessen-Thüringen (HELABA) have their headquarters located in Frankfurt. Several hundred banks also maintain offices in Frankfurt.
The City of Frankfurt am Main includes 16 districts (Ortsbezirke) and 46 boroughs (Stadtteile) covering an area of approximately 96 square miles. There are 2 public squares in Frankfurt: Römer Platz is the location of the often photographed buildings with ornate facades and gabled roofs and the Rathaus (old city hall). The second square is known as Hauptwache. South of the city is a large forest known as the Stadtpark.
Frankfurt is the second largest trade fair location in the world and the most well known exhibition center is the Messe Frankfurt, which includes several exhibition halls and hosts several dozen trade fairs annually. Outside of Frankfurt, but still in Hessen, there is Messe Giessen, Messe Kassel, Messe Offenbach and Rhein-Main-Hallen Wiesbaden. The two most well known trade fairs are the The Frankfurt Book Fair (Frankfurter Buchmesse), which is held in mid-October, and the Frankfurt Motor Show (Internationale Automobil-Ausstellung / IAA), which is held every two years in September.
Frankfurt am Main has three major train stations: Main Station (Hauptbahnhof), South Station (Südbahnhof) and the Frankfurt Airport Station (Flughafen Fernbahnhof). Frankfurt Main Station connects to the Deutsche Bahn InterCity Express (ICE), which operates primaily within Germany, with service to some areas of Switzerland and Austria. There is also a connction with the French SNCF TGV East (to / from Paris). German rail connections also include the IC (InterCity), EC (EuroCity). RE (Regional Express) and the RB (Regional Bahn).
The City of Frankfurt is well-served by the U-Bahn (Unterbahn / subway) / S-Bahn (Schnellbahn / regional rail lines) / Strassenbahn (street trolley) / bus public transportation system. All of the local public transport systems are operated by the Rhein-Main-Verkehrsverbund (RMV / Rhine-Main Public Transport Association). RMV-issued tickets are valid on the bus, Strassenbahn, U-Bahn, S-Bahn and SE, RB and RE trains included in the network. One may purchase an individual ticket or the one-day or two-day Franfurt Card (unlimited travel on all RMV routes). Ticket machines offer instructions in English and will accept notes and coins up to 50 Euros. The price for using the buses, trams and trains in the RMV region is based on the number of tariff zones through which you travel, the age of the passenger and certain times of day.

Frankfurt Hauptbahnhof (Frankfurt Hbf), the central train station, is quite large: 25 train platforms.
The station is part of the Rhine-Main S-Bahn system and provides connections with the cities of Wiesbaden, Mainz, Offenbach am Main, Hanau and Darmstadt
in the State of Hesse and also has Inter-City Express (ICE) high-speed rail, Stadt-Express rail, Regionalbahn
and InterRegio-Express rail connections with other cities in Germany
(operated by Deutsche Bahn AG). The Rhine-Main S-Bahn system consists
of 9 lines, the S1 through the S9. The S8 and the S9 connects the Frankfurt International Airport with the city center.
Taxis in Frankfurt are available at the airports and S-Bahn / U-Bahn train stations.
Frankfurt International Airport (the largest airport in continental Europe) is located approximately 7½ miles southwest of the city at the intersection of Autobahns A3 and A5. The airport has a train station, Frankfurt Flughafen Regionalbahnhof, located in the underground level of Terminal 1, which provides S-Bahn (regional) rail service to the city center (Frankfurt Hauptbahnhof; travel time is approximately 11 minutes and trains leave every 15 minutes) and to other cities in the State of Hessen. There is a second train station that provides ICE (Inter-City Express) Deutsche Bahn AG service to other cities in Germany. This station the Frankfurt Flughafen Fernbahnhof, is connected to the airport by a skyway that crosses the A 3 Autobahn. There is also a bus terminal located in front of the Terminal 1 Arrivals Hall.
An alternative access airport is the Hahn Airport, located approximately 75 miles / 120 km west of Frankfurt in the Hunsrück area. A direct bus service (Bohr-Omnibus GmbH Airport Shuttle) links Frankfurt Hauptbahnhof railway station with Frankfurt-Hahn Airport (travel time is approximately 1 hour and 45 minutes). The airport is used by Ryanair, XL Airways, Air Berlin and Iceland Express.
Metropolitan Frankfurt / Germany Economic Conditions 2010 / 2011
On May 9, 2010, the European Union approved a €750 billion stabilization facility to back up any government debt issuance problems that may be incurred by any of its member nations. The facility has been part of the response to the problems incurred by the Government of Greece regarding the government's ability to refinance maturing debt when it was revealed that the government had provided incorrect information to the EU Commission and the country's annual deficit was actually 14.0% of GDP (monetary union guidelines require that each member country maintain an annual budget deficit of no higher than 3.0% of GDP and a national debt lower than 60.0% of GDP). It is unclear as to whether Greece can reduce public spending, pension obligations, increase tax revenue and improve competitiveness. It is also unclear as to whether the same debt refinancing problem will also be incurred by Portugal, Spain and Ireland. Greece has been effectively shut out of the credit market and must now rely upon a €110 billion loan from the European Union and International Monetary Fund and must improve its finances by 2011 in order to regain investor confidence. The Euro has declined 15.3% from $1.4332 on December 31, 2009 to as low as $1.2144 on May 19, 2010, in response to the crisis, and if the finances of the weakest member countries are not stabilized then the fear is that it would force Greece, Spain and Portugal out of the monetary union.
On January 14, 2009, the Federal Statistics Office publicly indicated that German GDP growth increased by 1.3% 2008 compared to GDP growth of 2.5% in 2007, and that they had anticipated a contraction of 2.5% for fiscal 2009. However, average annual real GDP declined by 5.0% in 2009 even with an increase of 0.4% in the second quarter 2009, and an increase of 0.7% in the third quarter 2009.
German gross domestic product (GDP) growth stabilized in the first quarter 2010 after experiencing the 5.0% contraction in 2009 related to the severe recession conditions that affected Germany, Europe and North America. The German government adopted expansionary monetary and fiscal policies (amounting to approximately 3.0% of GDP) similar to other OECD nations and the GDP is projected to increase by 1.60% to 2.0% during 2010. The Ifo Business Survey indicated that German business confidence had risen to a two-year high in April 2010 due to an increase in export demand, and the return of warmer weather (Germany and Europe experienced a very cold Winter). The GfK German consumer confidence index has also shown some improvement during the first quarter. Private, personal / household consumption was projected to increase by 0.75% during 2010. A third stimulus package was passed at the beginning of the year (Growth Acceleration Act), which amounts to €8.5 billion or approximately 0.25% of GDP. The initial projection for 2010 GDP was 3.6%. and the unemployment rate declined to 6.9% in 2010 compared to 8.6% in 2007 (source: OECD). The recovery was spurred by a 22% increase in exports over the past 9 years, exports accounted for 41% of the German economy in 2010 (compared to 33% in 2000). However, 80% of Germany's trade surplus is with other EU nations, which means that these countries' economies will be slow to recover if they run a trade deficit with Germany.
However, the stimulus packages, which include tax cuts / reliefs both on income and corporation taxes, increases in child benefits, the reduction in contribution rates for unemployment and statutory health insurance, will result in the substantial increase in the German government deficit to a projected 6.0% of GDP in 2010 compared to 3.2% in 2009. Similarly, the German government total debt is also expected in increase from approximately 66.0% of GDP at the end of 2008. These increases essentially place the nation in violation of Maastricht Treaty / EU guidelines (however, the increases are now permitted temporarily under the revised Stability and Growth Pact).
In 2008, a banking crisis developed when Hypo Real Estate Holding AG almost collapsed when its wholly-owned subsidiary, Depfa, was unable to access international capital markets. The German government (SoFFin) now owns 100% of the bank after providing additional capital during 2009 to keep the institution solvent. The German government also owns 25% of Commerzbank (which acquired Dresdner Bank in May 2009).
In response to the problems incurred in the financial markets and by banks uring 2008 / 2009, the
Bundesanstalt für Finanzdienstleistungsaufsicht (BaFin) instituted in August 2009 its Minimum Requirements for Risk Management for banks and financial services institutions (Mindestanforderungen an das Risikomanagement - MaRisk).
Frankfurt Commercial Real Estate
In May 2010, CB Richard Ellis (CBRE) indicated that out of the top 50 international office markets, Frankfurt office space occupancy cost per square foot of $69.64 per sq. ft in the 1st Quarter 2010 was listed as the 21st most expensive office rent location. At the time of the report Frankfurt vacancy rate was still increasing but rents and incentives had stabilized, and most activity was concentrated in small square footage transactions. www.cbre.com/EN/Research/Documents/gormay10.pdf
